Professor

This week,we will be discussing a shortage ofaffordable housing that exists in many countries. In these places, housing—both apartments (flats)and houses—are expensive, because populationsare growing faster than new housing is beingbuilt. Now,think about places in your country thathave a housing shortage. In your post,I would likeyou to indicate the most effective way for thegovernment to address a housing shortage inyour country. Please explain why you think so.

Student A

In my country, there is a lack of affordable housing in the bigcities.Low-cost housing exists in areas outside of the cities, butthat means workers have long commutes to reach their jobs inthe cities.I recommend that my government create initiativesto encourage the construction of large buildings with manyaffordable apartments in cities.

Student B

Claire's recommendation is fine, but many people prefer to livein a house rather than an apartment, even if they have longercommutes.Living in a house can be quieter and more private. So,I believe my government should give subsidies or tax reliefto construction companies to build small, affordable single-family houses on unused land that surrounds many cities.

From where I stand, taxing on citizens who have houses more than one is the best solution for government to address the housing shortage problem in a country.   To begin with, reasonable taxation can reduce the real estate speculation efficiently. Some people who bought house more than one may use the houses as the financial investors, instead of living. These houses will be sold at a higher price than original price, which lead to a fact that the houses are so expensive that more people who need a house to live can't afford it. And this situation will enhance the housing shortage. However, if the government property taxes on those investors, the price of houses will be down, which means that more people can have a house to live. Due to this, the vacancy houses will be less, the utilization of houses will be incress. So, the housing shortage problem can be released.   Besides, the government can use the money which collection from the taxes to build more houses. One reason that causes the housing shortage is the number of population has been grown so fast, but the number of houses can't keep a balance, which cause the housing shortage problem. So, to solve this problem, government need money to build more houses. And collecting taxes will be incress the financial revenue of government, which can be used in the houses building. In conclusion, the number of houses will be increassed, the problem of housing shortage will be solved.

Section Title: Addressing Housing Shortage through Taxation

In my opinion, imposing taxes on individuals who own multiple properties is the most effective solution for governments to tackle the housing shortage issue in a country.

Firstly, implementing reasonable taxation can efficiently curb real estate speculation. Some individuals purchase multiple properties as financial investments rather than for residential purposes. Consequently, these houses are often sold at higher prices than their original value, making them unaffordable for many people in need of housing. This situation exacerbates the housing shortage. However, if the government levies property taxes on such investors, house prices will decrease, enabling more people to afford homes. As a result, vacant properties will diminish and housing utilization will increase, thereby alleviating the housing shortage problem.

Furthermore, governments can utilize the revenue generated from these taxes to construct additional houses. A significant factor contributing to the housing shortage is the rapid population growth that outpaces the availability of residential properties. To address this issue, governments require funds to build more houses. Collecting taxes from property owners with multiple homes increases government revenue which can then be allocated towards housing development projects. Ultimately, this approach leads to an increased number of available houses and resolves the problem of housing shortages in a country. (210 words)
